Specialist business property adviser Christie & Co has brought to market Malvern House nursing & residential home in Saltash, Cornwall with an asking price of £1.35m.
Malvern House, which has traded as a nursing home since the 1980s, provides care and accommodation for up to 22 elderly residents.
The business occupies an extended and modified period detached property, which has seen much investment over recent years and comprises 18 well-presented bedrooms arranged over two floors.
The home is located just off the centre of the Cornish town of Saltash, which offers a range of day-to-day facilities and sits within easy reach of nearby towns and cities.
It has been owned and operated by Martin and Polly Jackson since 2008, and the pair is now looking to sell to pursue retirement.
“Malvern House has been a very satisfying project for us over the past 14 years, and we are immensely proud that we have created a successful business whilst supporting the local community. We have built up an enviable reputation for high-quality care provision within the town and south east Cornwall, with most of our referrals being word of mouth and many of our staff staying with us for years as a result,” said Polly Jackson.
“There is still a great deal of potential available for operational and business growth for a new owner to take forward. We had always planned to retire at this stage of our careers and feel that it is the right time for us to leave to enable us to travel and pursue hobbies,” she added.
According to demographic analysis conducted by Christie & Co, the population over 65s living within 2.5 kilometres of the home totals 23.2 per cent compared with a national average of 18.4 per cent.
Simon Harvey, senior director of healthcare, said: “Having sold Malvern House to the current owners in 2008, I have seen first-hand the significant improvements they have made and feel that it represents an excellent opportunity for the next owner to continue to build on the strong foundations they have put in place.
“Its location close to the centre of the town makes it easy to access and, given the current strong trading performance, I feel it would suit a wide range of possible buyers.”
