A closed care home near Walsall has been sold by Prestige Quality Holdings off an asking price of £925,000.
Harpers Villas Care Centre, situated in a densely populated residential area of Willenhall, in the West Midlands, has been acquired by experienced care home owners Gurd and Simmi Sandhar, who also operate a successful home in the area and plan to re-open their new business.
Founded in 2005, Harpers Villas Care Centre was a purpose-built residential care home formerly registered for 26 residents, which had been extended to provide care in 35 ensuite bedrooms with additional day and dining space.
The home has been decorated and refurbished throughout to a good standard, and boasts wide corridors and a stretcher lift, making it easily accessible for wheelchair users.
The final Care Quality Commission rating for the home, published in February 2020, was Inadequate and there were multiple breaches of regulation.
The sale was handled by specialist business property adviser Christie & Co.
“The home attracted buyers from the care sector and developers looking to convert the site into supported living and residential use. Following an extensive marketing campaign, we went to a best offers situation after 35 viewings and agreed the sale to Gurd and Simmi Sandhar,” said Christie & Co director Paul Reilly.
“The market for care and nursing homes in the West Midlands, in and around the Birmingham and greater area, remains as strong as ever, with buyers keen to purchase as demand exceeds supply,” he added.
“Now is a great time to sell a care business, as many homes are receiving multiple offers and values are holding up well.”
