Abel Homes gets green light for Norfolk care village scheme

Abel Homes has secured planning permission to build a 64-bed care home and 40 extra care dwellings as part of a wider housing development in Swaffham in western Norfolk.

Breckland District Council officers gave the nod to a two-storey care home with ensuite rooms of a minimum floor area of 17 square metres and maximum of 24 square metres.

Each floor will contain large communal rooms well in excess of the minimum standard, those on the ground floor opening onto private communal gardens and seating areas.

There are in addition wider communal spaces around the care home and linking it with the extra care homes, creating a care village.

Additional facilities to improve the quality of life of the residents include a doctor’s consultation room and a hair and beauty salon as well as a large communal room off the reception area for greeting families and visitors without disturbing other residents.

The extra care accommodation consists of a mix of one-, two- and three-bedroom single-storey dwellings, each with private gardens and a minimum of two parking spaces within their curtilage.

The care village will be adjacent to 160 new houses on the development site on the southern edge of Swaffham, located around 30 miles west of Norwich and around 12 miles south-east of King’s Lynn.

Of the 160 homes, 40 would be affordable, and of the 40 assisted-living dwellings, 28 would be at an affordable rent and the other 12 would have shared ownership.

Under a legal agreement signed in 2019, Abel Homes will make a £200,000 contribution to improve and maintain Swaffham’s outdoor sport provision.

In addition, £204,000 will be allocated to education in the town, while £77,602 will be spent on NHS services provided by Campingland Surgery with £12,000 towards library facilities.
