Care home broker Christie & Co has brought to market the former Newbridge House care home in Bath as a vacant site off a guide price of £2.5m.
The detached Edwardian property of traditional brick and Bath stone elevations on a site of around 0.58 acres with gardens to the side and rear.
Accommodation, which is set over four floors, has retained many of its period features including a full-length balcony and rear elevation offering panoramic views over Bath to the south.
Newbridge House, located under mile from the city centre, offered residential care for up to 20 elderly residents.
Anil Iltas, whose family has operated the care home for over ten years, said: “This has been a very difficult decision for us to make and we are very sad to be closing Newbridge House. We had a fantastic team who have done an amazing job throughout the pandemic keeping our residents safe and cared for.
“Unfortunately, the past two years have taken their toll and we have been hit by rising costs and an acute shortage of staff which has made it very difficult to operate and invest in the future.”
Rob Kinsman and Oliver McCarthy of Christie & Co said: “The availability of this vacant care home represents a rare residential redevelopment opportunity in the area which, subject to the necessary consents, could be suitable for conversion to a large family home, or converted to a number of high-quality apartments.
“It also offers exciting potential for care providers seeking representation in Bath and will be of particular interest to specialist care providers and supported living operators.”
