Aedifica snaps up East Sussex home from Hamberley for £14.5m

Belgian healthcare REIT Aedifica has agreed to buy an under-construction care home in East Sussex from Hamberley Care Homes for £14.5m.

The deal for the 60-bed development in Hailsham will be finalised when construction is completed and the home is registered with the Care Quality Commission.

Construction of the Hailsham home is due to be completed by March 2021.

“We are very pleased to announce that Aedifica will acquire a brand-new purpose-built care home in Hailsham comprising 60 ensuite bedrooms for seniors requiring continuous care,” said Aedifica chief executive Stefaan Gielens.

The care home, which will be operated by Hamberley Care Homes, will be let on the basis of a 25-year lease.

The initial net yield on the lease will amount to approximately 5.5 per cent.

“The care home, which is expected to open its doors during spring 2021, marks a second collaboration between Aedifica and this established elderly care home developer and provider,” added Gielens.
