Christie & Co has announced the successful letting of a new-build 71-bed care home in central Cardiff to Care Concern Group.
Acting on behalf of the directors of 55 Plus Limited, Christie & Co was instructed to undertake a targeted off-market process to identify a suitable operator to take an institutional lease on the state-of-the-art care home now known as Ty Llandaff Care Home.
Located in the desirable suburb of Pontcanna, which was once voted by The Sunday Times as one of the top 30 places to live in the UK, the construction of Ty Llandaff Care Home was completed in December 2016. It was built on the former St Winefride’s Hospital site which is now fully developed, with the care home sitting alongside Portabella’s stylish development of 33 city centre apartments.
The Ty Llandaff Care Home has been registered with the CSSIW and will ultimately cater for up to 71 elderly residents with nursing and dementia needs. Ty Llandaff has already received high praise from many of its residents with acclaim in the national press for its five star facilities which include a library, luxury spa, gym and restaurant-quality chef. All of the 71 single bedrooms have en-suite wet room facilities.
Martin Gould and Rob Kinsman, directors in the healthcare division of Christie & Co brokered the transaction, acting for 55 Plus Limited. Gould comments, “The strategic location of the former St Winefride’s Hospital site together with the state-of-the-art facilities created by our clients ensured we received a strong level of interest in the property from both local and national corporate operators.

We have now been open for three months and the response we have received and interest in the care home has been very positive.”
Christie & Co negotiated a 35 year lease on behalf of the directors of 55 Plus Limited on standard institutional terms at an undisclosed rent.
