Investor secured for Banstead development

Christie & Co has brokered the forward letting and investment sale of a new care home scheme in Banstead, Surrey on behalf of Lucas Design and Cheylesmore.

The consented scheme is on Brighton Road and will be built to deliver 77 premium ensuite bedrooms and facilities including a spa, cafe, hairdressing salon, cinema and shop, as well as a wide variety of social and relaxation spaces including landscaped gardens.

Hallmark Care Homes will take an operational lease for a period of 30 years on completion of the building in 2018. The exacting specification will be a further evolution for the award winning care provider blending luxury living with a homely environment. Octopus Healthcare is providing a forward funding package and will hold the investment for the long term.

Leslie Lucas, managing director of Lucas Design, comments, “Lucas Design is a family business and premium house builder. We recognised similarities in our product and the quality and attention to detail required in delivering care homes for the top end of the market. This is the first of many schemes we will bring forward with our development partner, Adrian Ball of Cheylesmore. It has been great to work with Hallmark and Octopus Healthcare who share our approach to delivering a best in class product.”

Avnish Goyal, managing director of Hallmark Care Homes, comments, “This is the first operational lease for Hallmark. Our own experienced development team headed by Sue Earrey underpinned our decision to take this step with Lucas and Octopus.”

Freddie Richards, investment director for Octopus Healthcare, comments, “We have known Hallmark for many years and have always admired their approach to excellent care delivery, with highly trained and motivated staff. We are delighted to have entered into a long term partnership with them in a prime Greater London location.”

Bernard Wynne, director at Christie & Co who handled the transaction comments, “We are delighted to have brokered this transaction and expect that Lucas and Cheylesmore, with their site acquisition and development abilities, will deliver many more premium care home developments.”
