Investors sought for care home development

Specialist business property adviser, Christie & Co, is seeking investors for a care home development opportunity in Houghton Regis, Bedfordshire.

The proposed scheme on Tithe Farm Road comprises a 0.72 acre site with full planning permission. It incorporates a 58 bedroom nursing home development over three floors with a basement and impressive views at upper levels.

The design includes the full range of accommodation expected in a modern facility: a hairdresser’s unit, a variety of lounges and informal sitting areas, dining rooms and ensuite bedrooms. The proposed building has a gross internal area of 2,627.8sqm, which equates to 45.3sqm per resident.

Externally, there is planning permission for a secure garden in accordance with an approved landscape plan as well as on-site parking for 20 vehicles.

Jordan Oborne of Christie & Co’s London office comments, “There is a current shortage of care homes in the Bedfordshire area and huge competition for residential places in the South East region. With a currently limited supply of new development opportunities for nursing homes in the country at large, as well as this area in particular, this is an excellent opportunity for an independent or group operator to add quality beds to their portfolio.

“The site is situated on the outskirts of Houghton Regis, Bedfordshire and benefits from excellent transport links with the M1 motorway, connecting Leeds and London. With regards to public transport, the area is served by regular bus routes connecting to Houghton Regis, Dunstable and Luton.”

Offers are invited for the freehold interest in the site.
