Contract awarded for assisted living scheme

Building Services contractor, LJJ, has been awarded the mechanical and electrical installation for a new assisted living scheme in Oswestry developed by Midlands-based housing association, Wrekin Housing Trust.

Designed by architect, Sutton & Wilkinson, the scheme comprises 53 one and two bedroom apartments along with eight bungalows, with a communal lounge and café facilities and warden support. The development is being delivered by main contractor, Willmott Partnership Homes, with LJJ due to start on site in mid-July for a nine-month mechanical and electrical programme.

The electrical installation will include full low voltage (LV) distribution with individual consumer units and meters for each dwelling, lighting in all residential areas and PIR presence detection lighting controls in communal corridors.

A specialist warden call system with portable call button pendants will be integrated with the fire alarm, door entry and access control systems to form a smart network. The installation will enable monitoring of the smoke detectors and fire alarms within each dwelling from the warden’s office to ensure nuisance evacuations can be avoided.

The door entry system will be linked to the TV network, enabling residents to view live pictures from the entry system camera on their TV screens via a dedicated channel. Security within the apartment building will also include via fob-controlled access to corridors on each floor and the back of house offices.

LJJ will install combi boilers in each of the bungalows to provide both domestic hot water (DHW) and heating via low surface temperature radiators. Heating in the apartments will be provided via three gas fired boilers located in a ground floor plant room while DHW will be provided by two gas fired water heaters. LJJ will also install air handling units on the roof top plant deck for kitchen ventilation and air conditioning in the communal areas.
